A property manager contacted Maintain to Profit Tauranga for a complete bathroom renovation of their clients aging Tauranga property. The home needed a serious refresh of its dated stylings and designs. The owner decided it was time to overhaul the interior to make it more suitable for the rental market. The first step for this Tauranga home was a bathroom renovation. A Bathroom upgrade can make a serious difference to the feel and atmosphere of a rental and can increase the value of the property. The Shower Originally the bathroom featured a shower bath combo with a curtain. It was decided that the tub was too small and took up valuable real estate for a new toilet. This was all taken out and replaced with an extra-large square shower, adding a bit of luxury to the morning routine. The new shower was extra-large, but still left plenty of room for a new toilet to be added in. Now the rental contained two toilets. This increased the rentals value greatly. The Walls and Floor Removing the vinyl walls and pulling up the carpet was a top priority. First, we painted the walls a clean shade of white, creating a space that felt hygienic and uplifting. Secondly, we replaced the flooring with hardwood vinyl. Hardwood vinyl is a great option thanks to its indistinguishable look and feel to real wood, but also it is more water-resistant, which is important in an environment with people dripping out of the shower. We met with our client one evening after work, Client had a few ideas around her bathroom / toilet renovation, and also wanted to make some changes to the master bedroom wardrobe, Removing the 4 hinged doors and the internal dividing wall, framing up for the opening for 4 sliding doors. We noted down the information and also offered a couple of our own ideas and options of products. Following the initial visit, a concept floor plan was drawn up and sent out with a scope of works outlined and the requirements for the work was sent out to each of our contractors (building, electrical, plumbing, plastering, painting, tiling, floor coverings, shower cubicle) to provide costs. Our client also received the floor plan, this is to ensure that we have covered everything that was discussed. Once all contractors quotes were in, a full fixed price quote was written up ready to present to the client. On acceptance of the quote a time line was drawn up and sent to all contractors and the client. Once we started the bathroom renovation and had stripped out the area completely, we found that the floor area under the existing acrylic shower tray had originally been set up for a tiled shower. We overcame this by using a floor levelling compound, and then set up the new shower tray. We came across some rotten framing which needed replacing due to the shower leaking from a poor install and set up. The bathroom was completed in a timely manner 15 working days, start to finish.
